We have been investing in this class of property since 1977. Through the years, we have created proprietary methods of finding and purchasing this type of property. In general, these properties are single-family residential homes that have been poorly maintained for many years. We purchase them at distressed prices and do a full remodel on them to ensure the tenant/occupant has a good sound home to live in.

We avoid troubled areas by monitoring the poverty levels and unemployment levels related to the zip codes where we purchase properties. And, of course, they must be in the vicinity of a Walmart, or, have acreage in addition to the home.

We have developed significant efficiencies related to managing these properties such as having the tenant deposit their rent to a Wells Fargo, or, Walmart bank account to eliminate lost mail. This alone is significant and reduces much of the drama related to managing rentals. Additionally, we have efficient procedures to locate and hire maintenance individuals at economic pricing.
